About our cleaning

What's the difference between soft wash and pressure washing?
Soft wash uses low pressure (usually less than your garden hose) plus a biodegradable detergent that actually kills mold, mildew, and algae. Pressure washing uses high-pressure water alone. Soft wash is the right call for siding, roofs, painted wood, and anything delicate. We use high pressure where it belongs — concrete with a surface cleaner, garage floors, dumpster pads.

Will the cleaning damage my siding, paint, or shingles?
No. The soft wash method we use is recommended by most major shingle manufacturers and is safe for vinyl, brick, painted wood, stucco, and aluminum. The damage stories you hear are almost always from someone using high pressure on a surface that needs low pressure.

What about my plants and landscaping?
Before any cleaning solution goes on a surface, we pre-rinse all the surrounding landscaping. We also keep the cleaning solutions diluted to safe levels and re-rinse after the job is done. We've washed thousands of jobs without losing a plant, but if you have something especially sensitive, point it out and we'll work around it.

How long do the results last?
It depends on the surface, the location, and how shaded your house is. Most house soft washes hold up for 1-2 years before mildew starts coming back on shaded sides. Concrete tends to need a refresh every 1-2 years too. Roofs typically need re-treatment every 3-5 years.
Scheduling & the day of the job

Do I need to be home for the cleaning?
Not for most jobs. As long as we have access to an outdoor water spigot and the areas being cleaned, you can be at work or running errands. We'll text or call when we're done.

How long does a typical job take?
A standard house soft wash is 2-4 hours. A driveway is usually 1-2 hours. A full property refresh (house + driveway + roof) can run most of the day. We'll give you a specific window when we schedule.

What if it rains the day of?
We can usually still wash in light rain — it doesn't hurt the cleaning. For storms or heavy rain, we'll reach out the morning of to reschedule. You'll never just be left wondering whether we're coming.

What do I need to do to prepare?
Close all windows and doors, remove anything fragile from the areas being washed, and make sure outdoor pets are inside. We'll handle the rest. If you've got specific things you're worried about, let us know during the estimate.

Do you offer free estimates?
Yes — always free, always in writing. For most jobs we can quote remotely from a few photos and your address.

Are there ever surprise charges?
No. The estimate is the price. If we hit something genuinely unexpected during the job, we stop and call you before adding a single dollar.

What payment methods do you accept?
Cash, check, and all major credit cards. Payment is due when the job is complete and you've walked it with us.

Do you offer recurring service or discounts for multiple services?
Yes — bundle a few services in one visit and there's typically a savings, and we offer recurring plans for businesses and for residential properties that need regular cleaning. See our offers page for current promotions.

Yes, fully licensed and fully insured. We can provide proof of insurance before any job starts — just ask.

What towns do you cover?
Most of the Metro East — Edwardsville, Glen Carbon, Collinsville, Maryville, Troy, O'Fallon, Belleville, Highland, Granite City, Alton, Wood River, Bethalto, and most of the surrounding areas. If you don't see your town on our service area page, give us a call — we probably cover it.

Do you handle commercial properties?
Yes. We work with storefronts, restaurants, office buildings, auto shops, and other small commercial properties — both one-time cleans and recurring maintenance plans.
